From 1 August, every home put on the market with
four or more bedrooms will need a Home Information Pack (HIP), which
includes a home energy efficiency rating. The Pack includes an Energy
Performance Certificate, containing advice on how to cut carbon
emissions and fuel bills. Also included are documents such as a
sale statement, searches and evidence of title. This is the first
stage of Home Information Packs. From
10th September, packs will also be required for 3 bedroomed homes.
It is expected that by the end of 2007, a HIP will be required
for the majority of homes being marketed.
We have teamed up with LMS, who are a member
of the Association of Hip Providers, and there are a number of
reasons for this. We believe that as a HIP is a mandatory item
when marketing a home, we should use this to our benefit and use
some of the additional tools LMS can offer to more widely promote
property we are selling. This includes additional information
on schooling, satellite imagery, and the general area.
